Why a New Construction Home in Tigard Was the Right Choice for Dave’s Family
There’s nothing quite like helping a long-time friend find the home that’s perfect for a new stage in their life. Recently, I had the pleasure of working with Dave, who was ready to find a new construction home that would fit him and his kids as they moved into their next chapter. The search wasn’t just about finding any house—it was about finding one close to his kids’ schools, with enough room for everyone to have their own space, plus a home office for Dave.
Throughout this journey, I partnered with another Bridge to Portland Group agent, Genmae Rianelli. Together, we explored many established homes that showed promise, but each time, there was something that just didn’t quite check all the boxes. After writing competitive offers and coming close a few times, it became clear that perhaps a different approach was needed—new construction was calling Dave’s name!
With this new direction guiding the way, he soon found a floor plan and community in Tigard that ticked all of his boxes. We quickly got into contract, and before long, his new home was nearly ready for him to move into. Genmae and I made sure to schedule a thorough inspection with one of our trusted inspectors. In new construction homes, we often work on the builder’s timeline, and our first visit to Dave’s actual house was post-build for this inspection. Though the home was nearly complete, there were still a few items to address.
After reviewing the inspection report, we spent the following week working closely with the builder to ensure all repairs were taken care of before closing. Our orientation walkthrough was next, where we walked through the home with the builder’s representative. We were given a full tour of the home’s features and functions, and Dave got to know every detail to prepare for the exciting new chapter ahead.
During this visit, we also took a careful look around and taped up any places that needed attention—even the cosmetic ones! By the time our final walkthrough rolled around, all repairs had been completed, and the next day, Dave got the keys to his beautiful new home.
Genmae and I couldn’t be happier for Dave. His home buying journey ended with the perfect new construction home for his family—low maintenance, close to his kids' schools, with a bedroom for everyone, plus the much-needed office space for him.
